Development Management

Three Spires Shopping Centre, Lichfield

As part of our development management service, we assembled a consultancy team to support this client with ideation, site design, process management (including change of use) and all required planning applications as part of a highly complex transformation project. In partnership with Creative Developments, this client was able to thoroughly scope the transformation of an existing department store into a multi-use leisure venue anchored by a high end boutique cinema.

Saddlers Court, Solihull

Services Utilised: Development Management

The Creative Developments team worked with this client to scope the development potential for their new purchase on Saddlers Court in Solihull. Drawing on our existing relationships within the sector we were able to assemble a bespoke team with all required skills & experience to develop the brief and mobilise all aspects of the project. Saddlers Court continues to be an ongoing development which we’ll continue to support to completion.

Services Utilised: Development Management

Creative Developments have been employed to represent the client to appoint, monitor and direct a consultancy team, that will ensure the smooth delivery of the consented scheme on High Street, Stourbridge. This property will be converted into nine luxury, private residential apartments.

Strip Out and White Boxing

Our Soft-Strip service systematically removes all non-structural furnishings including, but not limited to, partitions, walls, ceilings and fittings. This puts a unit back into a shell condition, facilitating any building refurbishments that are scheduled to take place. Vacant retail units are often left looking tired and cluttered by previous tenants, usually in an unlettable state. White boxing your retail unit presents a fresh look which will not only quickly attract a new tenant but also provide new occupiers with a blank canvas to build-out their space to fit their specific preferences and requirements.

This property had been built by a previous contractor to shell condition. Creative Developments were asked by the client to white box the unit and clear the courtyard and outhouse to present it ready for letting.

Our client purchased this unit which had been left by the previous tenant with industrial wax on the floors and walls. Creative Developments were brought in to clean, renovate and install a new office and toilet block, presenting the unit so it’s ready to let immediately.

The landlord of this department store had an urgent requirement to strip out this 42,000 sqft Debenhams store and remove the four escalators. Creative Developments mobilised resources to quickly bring the site back to shell condition within the required timescales.

This unit was left by the previous tenant with all the shop fittings in situ. Creative Developments were asked to strip out the unit to shell and deliver a white box that was ready to let. This project was handed over 2 weeks from instruction.
